Palo Alto has a water loss almost nowhere else does: a radiant heating loop failing inside the slab of a mid-century Eichler. It is slow, it is invisible, and it needs somebody who has seen it before.

The heating system is inside the floor.

Palo Alto holds one of the densest concentrations of Eichler homes in California, and the classic Eichler is heated by hydronic tubing embedded in the concrete slab. When that tubing corrodes or a joint fails, the leak is under the floor, inside the structure, with no ceiling to stain and no wall to drip down. What you get instead is an unexplained warm patch, a boiler that keeps making up water, and eventually flooring that lifts.

The construction makes the response different too. Post-and-beam Eichlers have no attic and limited wall cavities, so both the moisture path and the drying strategy are unlike a conventional stick-framed house. Injection drying and careful moisture mapping earn their keep here, because the alternative is opening a great deal of a very expensive floor.

The rest of the city's stock brings its own version. Older neighborhoods have mature trees over decades-old clay sewer laterals, and root intrusion into a lateral produces a Category 3 backup that comes up through the lowest fixture in the house. Different problem, same requirement: containment before anybody starts cleaning.

Shut the system down and call. The tell-tales are a boiler or make-up valve that keeps adding water, an unexplained warm area of floor, and a slow rise in the water bill with no change in use. We map the moisture before anything is opened, because on a slab-embedded loop the cost of guessing wrong is a large area of floor.

Often more of it can be saved than people expect, particularly if the leak is caught early. Injection and mat drying can pull moisture out of a slab and the assemblies above it. What decides the outcome is how long it ran before anybody noticed, which on a radiant loop is frequently months.
