Mold follows water within 24 to 48 hours. We stop the moisture source, contain the work area under negative air, remove the affected material, and put the wall back. With independent third-party clearance testing arranged before anything closes up.
Removing mold without fixing the water buys you a few months.
Mold is not really the problem. Mold is the symptom of a moisture problem that has been running long enough to grow something. Scrub it off, seal it up, and if the leak, the intrusion, or the humidity is still there, it comes back in the same wall, usually within a season.
So the first thing we do is find the water. Moisture readings and thermal imaging tell us where it is entering and how far it has traveled, and that gets corrected before a single square foot of drywall is removed.
Then the removal itself is done properly: contained, under negative air, with HEPA filtration, because remediation without containment is just redistributing spores into rooms that were fine an hour ago.
Source corrected, affected material removed, wall rebuilt.

Assess & Scope
Moisture readings and visual inspection establish where the growth is and, more importantly, where the water keeps coming from.
Fix The Source
Remediation without stopping the moisture is a temporary result. The leak, intrusion, or humidity problem gets corrected first.
Contain
Work area sealed in plastic with negative air pressure and HEPA filtration, so spores exit the building instead of migrating into clean rooms.
Remove
Affected porous material cut out and bagged inside containment. Salvageable non-porous surfaces HEPA-vacuumed and cleaned.
Dry & Verify
Structure dried to measured standard, then independent third-party clearance testing arranged before anything gets closed up.
Rebuild
Insulation, drywall, finishes, and electrical restored under our General B license, same contract, same crew.
On Clearance Testing
We do not grade our own homework.
We recommend an independent third-party hygienist for post-remediation clearance on every mold project, and we are glad to coordinate it.
A contractor who tests its own remediation, then certifies its own pass, has an obvious conflict of interest, and the document it produces is worth correspondingly less to your insurer, to a future buyer, and to you. Independent clearance costs a little more and is worth considerably more.
