Six things to do before we arrive.

Shut the water off

Main shut-off, clockwise. If you cannot reach it safely, leave it and call. We will talk you through the alternatives on the phone.

Kill power to wet areas

At the breaker, never at a wet outlet or a panel you have to stand in water to reach. If that is the situation, stay out and tell us when you call.

Photograph everything

Before you move anything. Wide shots and close-ups. This is the documentation your claim will rest on.

Lift what you can

Get contents off wet floors and put foil or blocks under furniture legs to stop finishes bleeding into carpet.

Do not use a household vacuum

Shop vacuums are not extraction equipment and a household vacuum is an electrocution risk. Leave standing water to us.

Call

Pinhole Corrosion

Aging copper develops pinhole leaks that spray a fine mist inside a wall for weeks before a stain appears on the surface.

The Part Nobody Warns You About

Pipes and wiring share the same walls.

A pipe that fails inside a wall or above a ceiling puts water straight into the cavity where junction boxes, circuits, and outlets live. Corrosion on those connections keeps developing long after the drywall looks dry.

How We Dry It

Burst pipe questions

Most Bay Area homes have a main shut-off where the supply enters the building, often in a front-yard box near the street or on an exterior wall near the hose bib. Turn it clockwise. If you cannot find it or it will not move, call us and call your water utility. Do not waste minutes hunting while the house fills. Individual fixtures also have local stops under sinks and behind toilets.

Freezing is only one cause and the least common locally. In the Bay Area the usual culprits are pinhole corrosion in old copper, failed CPVC or polybutylene, water pressure above 80 psi with no regulator, slab leaks in older foundations, and simple age at joints. A pipe that bursts on a mild night was already failing.

Usually worse than a visible leak of the same size, because it ran unseen. Water inside a cavity wicks up drywall, saturates insulation, and travels along the bottom plate into adjoining rooms before anything shows on the surface. We use thermal imaging and moisture meters to map how far it went, instead of opening walls on guesswork.

We stop the source immediately so the loss stops growing, and we coordinate the permanent plumbing repair through our trade partners under the same schedule. The mitigation, the electrical, and the reconstruction are self-performed.
